Property advice
A property project needs preparation. Here are the key points I share with my clients, so you can move forward calmly and avoid unpleasant surprises.
Selling
A well-prepared property, priced right, sells faster and on better terms.
- Get your property valued based on recent sales in your municipality, not on prices advertised online.
- Prepare the energy performance certificate: it is mandatory to put a property on the market.
- Gather your documents: title deed, plans, invoices for major works and, for an apartment, the co-ownership documents.
- Present it well: a tidy, bright, decluttered interior and good-quality photos.
- Plan your timeline: allow several weeks between the preliminary sales agreement and the deed at the notary.
Buying
Well prepared, you’ll be able to act quickly when the right property comes along.
- Confirm your financing early with your bank, so you know your real budget.
- Budget for acquisition costs (registration duties, notary fees) on top of the purchase price.
- Look into available support, such as the tax credit on registration duties (« Bëllegen Akt ») for a main residence.
- View methodically: condition of the roof, heating and insulation, energy class, surroundings and commuting.
- Don’t commit too quickly: the preliminary sales agreement binds both parties, so have it reviewed and include the conditions you need (such as obtaining a loan).
Renting
Whether you are a landlord or a tenant, a clear framework avoids a lot of friction.
- Landlords: set a rent in line with the market and the property, and select applications carefully.
- A detailed inventory at move-in and move-out protects both parties.
- A complete written lease: rent, charges, rental deposit, duration and termination conditions.
- Tenants: prepare a complete file (ID, employment contract, payslips) to stand out.
